Usually, a real estate broker will have agents who work underneath them. The agents will do some of the work in selling the property or real estate, and in return get some commission from the sale. Being a broker gives one who is in the real estate business to have their own company and have agents working under them for real estate. Brokers will also need to find the properties that can be sold by their particular company. Usually, time will be spent by brokers to find the right homes and areas for selling the property.

    It’s also possible to get your real estate license and find a broker who will let you work on your own. In my state, you need to work under a broker for 2 years before you can become one. Some brokers will let you do your own investing and just charge you a flat rate on all transactions until you reach your 2 years.

    This is good info… You should work with someone who gives you a good feeling, like they really care about your well-being. That is usually the agent/broker who helps you find the home you want for the best price. The same goes for getting a mortgage or refinancing!

    Asymmetries of information are a big problem in virtually any industry. Typically when you have a person being mislead in some avenue or another, it’s as a result of an asymmetry of information (ie, one person knows more about a given product, service, exchange, interaction, etc. than the other party).

    Excellent advice! I am personally looking for a condo a the moment, so I have been talking to a number of brokers lately. I guess the only thing that I can add is, try to find someone that you feel comfortable talking to and that you can trust. Trust is a key component in this equation.

    Also worth mentioning is that some brokers are also attorneys. A lawyer with a law degree can offer you more than one without a law degree.

    I am a licensed broker in Texas and I will say that we had to have a lot of classes to become a broker! Yes it was all worth it, but it takes lots of work!

    Is it easy to find a real broker? How do you know they are the “licensed” ones? Is there a website that provides an authentic list of licensed brokers? Buying and selling of properties involve money, a wrong choice of a broker can spell out big disasters in the future. I want to know how one can be assured of trustworthy and authentic ones.

  • Agreed, I keep hearing people these days talk about how real estate professionals are so expensive that they should be avoided. However, people fail to consider that for such important transactions the value added by real estate brokers is usually more than enough to justify their costs.

    Unless you are experienced enough in real estate yourself that you feel you would not gain any additional value from a broker, you should always use one.

  • I train agents every day and the difference between a great one and a bad one is so great, and so difficult to detect.

    The training barriers to entry are so low that really anyone can enter the industry so you have to be very careful when choosing an agent
