Following on from our look at Credit card rewards cards, you should also keep your eyes peeled for reward cards that offer a high annual fee.  These cards can be very tough to keep a grasp of, and they can also interfere with any type of reward you may think your getting.  If you look at the fine print before you get choose your reward credit card, you can help to eliminate problems.

One of the most important decisions a homeowner will have to make when deciding to re-finance their home is whether they want to refinance with a fixed mortgage, an adjustable rate mortgage (ARM) or a hybrid loan which combines the two options. The names are pretty much self explanatory but basically a fixed rate mortgage is a mortgage where the interest rate remains constant and an ARM is a mortgage where the interest rate varies. The amount the interest rate varies is usually tied to an index such as the prime index. Additionally there are usually clauses which prevent the interest rate from rising or dropping dramatically during a specific period of time. This safety clause provides protection for both the homeowner and the lender.

I found some great mortgage calculators today at www.cruiseonhome.com.

Unlike most calculators, you plug in all of your variables and it tells you how much you can afford to spend on your home!  Most calculators want you to plug in how much the house is going to cost first.. which leaves you guessing if you only have a certain budgeted amound each month to spend on your mortgage payments.

This calculator also includes cost of purchase (such as legal fees) and taxes, making it one of the best calculators I’ve seen so far, and definitely more useful than the calculators on the banking sites which don’t take these factors into account.

The website has been put together by a bunch called “Mortgage Financial Group”, a group of Mortgage Brokers located in Hartford.   So if you are looking for a mortgage in Hartford , South Jordan, UT or the surrounding areas, (they service 10 states!) give them a call on 801-561-8000. 

If you ARE looking to refinance etc. ALWAYS use a mortgage broker, rather than just approaching your local bank.  You will get a much better deal and a much more customized product.  I have never purchased a property or taken out a loan without the use of a Mortgage Broker.  A good mortgage broker will be able to organize finance in circumstances where you didn’t think it was possible. 

The Mortgage Financial Group loan officers have an average of 15 years experience - if I lived in Hartford, I’d definitely be giving them a call!
